Position Purpose:
This safety-sensitive position is responsible for maintaining the residential apartment homes, public space, outside grounds, and equipment. Supervise and manage all employees connected with these areas to ensure adherence to company guidelines and achieve excellent customer satisfaction.
Each community location has pre-designated office hours which this position will need to accompany to ensure community operations are functioning effectively
Key Contributions:
Management: Supervision and work direction to housekeeping/janitorial, maintenance technicians, care takers and grounds keeping, as delegated by Community Manager.
Property Appearance/Upkeep: Keep the property in a neat, clean, and well-maintained condition. Daily exterior and interior inspections of the community to assure maintenance and cleanliness procedures are being followed.  Cross utilization of Groundskeeper duties may be required.
Preventive Maintenance: Execute and document preventive maintenance program for resident apartments, public spaces, and equipment.
Purchasing/Maintenance Inventory: Maintain proper amount of parts and supplies in-stock in a well organized and clean manner following the purchasing guidelines of the company.
Pool Maintenance (if applicable): Completion of daily chemical inspections, maintenance and cleaning to meet city codes and company standards.
Customer Service: Ensure that the property meets and exceeds company standards for resident satisfaction and is available for on-call emergencies (i.e., snow removal) per Community Manager's request.
Perform other duties as needed.

Maintenance, Buildings & Grounds Technician

The Facility Services Manager is responsible for overall building management, maintenance and operational functionality for Helena's Corporate Headquarters in Collierville, TN and for the Helena Products Group (HPG) facility located at the Agricenter International in Memphis, TN. This includes maintaining the building integrity, aesthetics, signage, maintenance, housekeeping, groundskeeping, code inspections, renovations, space planning and security and safety as it relates to fire and tornado evacuation plans. This position also oversees and maintains the company's Business Continuity and Crisis Management plans for Helena and its subsidiaries. The Facility Services Manager also directs the mailroom and its third-party employees.
The employee's primary duty must be the performance of office or non-manual work directly related to the management or general business operations of Helena or Helena's customers. This also includes the exercise of discretion and independent judgement with respect to matters of significance.

<li> Coordinates training of the Business Continuity plan for users, planners and approvers with appropriate departments and locations.</li>

<li> Manages the off-site records retention program at the Corporate Headquarters with Vital Records Control.</li>
<li> Manages the mailroom and copy center and the vendor relationship with RICOH. This includes communicating the company's mail and copy needs to RICOH representatives, managing concerns between Helena employees and mailroom staff, and coordinating RICOH's technology and access needs with Helena's IT department.</li>
